It is our duty to protect the interests of our clients in accordance with fair business practices. Please note the business conditions of our Agency .We will do our best to meet all your requirements relating to sale, purchase, leasing or any other business relating to real estate.
The agency commission for services relating to purchase, sale, exchange, leasing and renting of real estate is charged for according to the tariff of the Association of Real Estate Agents of the Croatian Chamber of Commerce:
WHEN SELLING YOUR REAL ESTATE
The agency commission when real estate is sold:
- is paid by the seller and amounts to: 2 - 4 %
If you sign an Exlcusive Listing Agreement relating to sale of real estate with the Agency, the Sales Contract is concluded under special conditions.
WHEN BUYING REAL ESTATE
The agency commission when real estate is bought
- is paid by the buyer and amounts to: 2 – 3 %
The commission is paid by the buyer if it has been agreed upon, or if the Agency has received a written or oral order from the buyer to search for real estate.By filling in a written request (questionnaire) you become a registered client of the Agency and the Agency is obliged to inform you of every single property in the market that meets the requirements stated in the said form.
IF YOU EXCHANGE REAL ESTATE
In case real estate is exchanged the commission is paid by each of the parties taking part in the exchange, and the commission is calculated on the basis of the value of the real estate acquired by the exchange: 2 - 3 %
If you sign an Exclusive Listing Agreement relating to exchange of real estate with the Agency, the Sales Contract is concluded under special conditions.
IF YOU LET OUT YOUR REAL ESTATE ON LEASE
the agency commission is paid by the lessor at a percentage, taking a monthly rent as a basis:
30 % at a minimum
50 % for lease or rental of 12-23 months, or when lease is paid 4-6 months in advance
75 % for lease or rental of 24-47 months, or when lease is paid 7-12 months in advance
100 % for lease or rental of 48 months and longer, or when lease is paid 13 or more months in advance
150 % for lease or rental of 10 years and longer
150 % at a maximum
IF YOU TAKE REAL ESTATE ON LEASE
- the agency commission is paid by the lessee (lease-holder) at a percentage, taking a monthly rent as a basis:
50 % at a minimum for rental
75 % at a minimum for lease
For rental or lease of 12-23 months
100 % for rental or lease of 24-35 months
150 % for rental or lease of 3 do 10 years (excluding 10)
200 % for rental or lease of 10 and more years
All the commissions do not include the Tax and are paid at the time of signing the contract or preliminary contract relating to purchase, rental or exchange of real estate, or at the time the earnest money for the real estate has been received and the receipt confirmed by signature.The commission refers to the agency services that we have provided relating to that specific property.
In some cases, but always upon having mentioned it to the client, the Agency has the right to demand an advance payment for certain costs and expenses relating to its agency services.For example, if the client is a foreigner who asks for translation of documents before purchase and sale take place or before paying earnest money.
When the client has found a person interested in signing a contract of purchase and sale, or exchange of real estate, by himself, or through another agent, the agent has the right to demand payment of the actual costs incurred in relation with the said transaction, or a full amount of the agency commission, but only if it has been stipulated so by a corresponding contract of agency.Actual costs refer to costs that can be shown by a bill only.
